Based on location, model, floor plan, and options, our current models range from US $42,000 to $250,000. Your price includes:

  • The land, including verified title (freehold or leasehold, depending on local regulations). Most parcels are 400-500 square meters (20m x 20-25m) or, for twin-style homes, 200-250 square meters (10m x 25m).
  • Building materials, labor, oversight, and design.
  • Security service during construction. (After move-in, payment for security services is the homeowner’s responsibility.)
  • Electricity setup. All our finished homes come fully wired for electric service and, at select locations, hookup to electric service. (After move-in, payment for electricity service is the homeowner’s responsibility.)
  • Water setup. All of our finished homes have plumbing and, at select locations, are connected to pressurized water service. (After move-in, payment for water service is the homeowner’s responsibility.)

Based on the model and features you select, construction typically takes 5-12 months. We occasionally have homes available that are either finished or nearly complete, which may be delivered in as little as 1-3 months.

For Financed Home Sales, you will get the keys to your new house when all four of the following conditions are met:

  • Your deposit balance is at least 30% of the price of the home.
  • You have been approved for financing.
  • You have completed at least 3 monthly payments on schedule.
  • The house construction is complete and you have approved the inspection.

For Cash Home Sales, keys are provided and title is transferred after construction is complete, the inspection has been approved and the final payment is received.

Once you have fully paid the balance on the home, you will receive your title (Titre Foncier). Financing contracts provide up to 12 years to pay the balance, but most clients choose to pay off their homes faster in order to save on financing charges and secure the title sooner. Title registration fees, sale registration fees, and any ongoing real estate taxes after the purchase are the responsibility of the home buyer.

A minimum refundable deposit of $1,000 (applied to your down payment) is needed to request a purchase contract. A minimum down payment of 30% is required to begin construction on the house. The down payment may be paid in installments over as much as 24 months, depending on location. Most buyers complete their down payment within 3 months. 

Monthly payments are calculated based on the house price, deposit size, and financing term. Depending on your housing model and design selections, monthly payments could be less than $300 or more than $2,000. In general, the monthly payment on a home for which you make a 30% down payment will be a little more than 1% of the purchase price.

To evaluate your eligibility, we will ask you for information that allows us to understand your income, expenses, assets, and liabilities. We may require bank statements, pay stubs, credit reports or other documents to help assess your financial position. Financing approval is normally determined within 20 days of application. Most financing is provided at a rate of 12%, based on terms Jobomax negotiates with our financing partners.

  • If you live in the US, you can make bank payments directly to our bank using our electronic invoice. Our electronic invoicing is managed by Kola Global, a payment portal developed specifically for Jobomax customers. Most of our US-based clients pay by Zelle directly from their accounts.
  • If you live outside the US (but not in Guinea), you can make payments by wire transfer from your bank, or by using our payment partner Wise, which typically offers the best exchange rate and lowest transfer fees.
  • If you live in West Africa or prefer to make payments in West Africa, you can make payments directly to our office or to our bank account. Payments in local currency will be converted to US Dollars at the current market rate on the day the payment is received.

Yes. We offer two no-interest programs:

  • Payment during the course of construction (up to 12 months)
  • Prepaying most of the home over the 2 years prior to construction and then the rest over the next 24 months.

Several Jobomax homeowners do offer nightly, weekly, and monthly rentals, in both furnished and unfurnished homes, some of which are listed by their owners on AirBNB. We would be more than happy to connect you with those homeowners. Please contact us for more information.

No, we have no apartments or flats. However, you may be interested in our townhouse-style models, the Columbus and the Philadelphia.

Yes. To provide you with a quote, we need to know the following:

  • How many people are in your group?
  • What is the average down payment available?
  • How much can each member make as their monthly payment?
  • Do you have a site in mind, or would you like to build in one of our developments?

We are now pleased to offer our construction services on your land in Guinea. (Note: for now, this service is only available in Guinea.) Please note that building on your own land will differ from our standard purchase process in several ways:

  • To account for additional construction costs associated with building a single home in a location separated from other projects, the purchase price will normally be 30% or more higher than it would otherwise be in a Jobomax development. The price assumes that the land has no more than a 4% grade; steeper land would require additional engineering and cost.
  • The construction schedule will normally be 40% or more longer than at our Jobomax-owned development sites.
  • Our standard cash payment plan for building on your land is 50% downpayment and the rest of the payments during the construction process. Call to learn about the available financing option.
  • Construction and landscaping only cover up to 500 square meters of land area.  Additional landscaping is available for an additional charge.
  • The lot must be at least 450 square meters in area and must be rectangular or square. Construction on lots that do not meet this requirement may be possible for an additional fee.
  • The site must already be fenced and gated. Access roads must allow the passage of large and small vehicles, including cement trucks that carry up to 40 tons of cement. The cost of upgrading courtyard walls and gate is not included in our pricing.
  • You must be able to show a valid, uncontested land title (titre foncier) in your name for us to start construction.
