Our maximum payment period is 12 years. Many of our clients choose to reduce time and cost by paying faster than this. Once you have fully paid the balance on the home, you will receive the title (Titre Foncier).

For financed sales, you will get the keys to the house when all of the following conditions are met:

  • Your deposit balance is at least 30% of the price of the home.
  • You have been approved for financing.
  • You have completed at least 3 monthly payments on schedule.
  • The house construction is complete and you have approved the inspection.

For cash deals, keys are provided and title is transferred at the final payment.

  • If you live in the US, you can make payments directly from your bank to our bank using our electronic invoice.  Our electronic invoicing is managed by Kola.Global, a payment portal developed specifically for JOBOMAX customers. We also accept Zelle payments.
  • If you live outside the US (but not in Guinea) you can make payments by wire transfer from your bank, or by using our payment partner Wise.
  • If you live in Guinea or live in another country but prefer to make payments in Guinea, you can make payments directly to our office or to our bank account in Guinea. Payments in Guinea francs will be converted to US Dollars at the BCRG rate on the day the payment is received.

Yes. There are two no-interest programs:

  • Payment during the course of construction (up to 12 months)
  • Prepaying most of the home over the course of 2 years prior to construction and then the rest over the next 24 months.

Monthly Payments are calculated based on the price of the house, the size of the deposit, and the term of the financing. Depending on your selection, monthly payments could be less than $300 or more than $2000. In general, the monthly payment on a home for which you make a 30% down payment will be a little more than 1% of the purchase price.  For example, if you purchase our Standard version Atlanta model at US$68,000 home with a 30% down payment and finance the remainder over 10 years, your monthly payment would be US$683. If you tell us your budget for monthly payments, and how much you have available for a deposit today, we can tell you how many months of pre-payment and financing payments it will take to have one of our houses.

There is a minimum deposit of $1,000 (refundable) needed to request a purchase contract. A minimum downpayment of 30% is required to begin construction on the house. The deposit may be paid in installments over as much as 24 months after the initial $1,000.

To evaluate your eligibility for financing we will request information from you that allows us to check your credit score and understand your income, expenses, assets, and liabilities. We may require additional documentation including bank statements, pay stubs, or other documents to help assess your financial position. If our assessment indicates that you will be able to support the monthly payment schedule required for the house you wish to purchase, you should normally receive notice of financing approval within 20 days of application.  Most financing is provided at a rate of 12%. We are now offering construction services on individual buyer’s land in Guinea. Please note that there are several differences between building on your own land and our standard purchase process:

  • Purchase price will be 30% higher to account for additional construction costs. The price assumes that the land has no more than a 4% grade.
  • The construction schedule will be 40% longer than at our development sites.
  • Our standard cash payment plan for building on your land is 50% downpayment and the rest of the payments during the construction process. Call to learn about the available financing option.
  • Construction and landscaping only cover up to 500 SM of land area.  Additional landscaping is available for an additional charge.
  • The lot must be at least 450 SM in area and must be a regular shape (rectangle or square). Construction on lots that do not meet this requirement may be possible for an additional fee.
  • The site must already be fenced and gated.  Access roads must allow the passage of large and small vehicles including cement trucks that carry up to 40 tons of cement.  The cost of upgrading courtyard walls and gate is not included in our pricing.
  • You must be able to show a valid, uncontested titre foncier in your name for us to start construction on the project.

  • Once you choose a floor plan, options package and payment plan that fits your budget and timeline, you can request a contract draft by paying a $1000 refundable deposit.  If you tell us 1) how much you have available now for a down payment, 2) how much you can afford as a monthly payment, and 3) when you want to have the keys to the new home, we can recommend the right payment plan for you.
  • Financing applications cost $200 and include a credit check. This qualification process is typically started 3 months before your purchase installment payments are scheduled to start. Approval is required to start construction on your home.
